Use 2" x 10" joists (minimum) and double header on 16" centers. Use Joist Hangers when needed.
Build balcony with 1/8" fall per foot.
Concrete tends to crack more on web trusts. Web trusts can be used but it is recommended that the Lumber Yard puts 1/8" of fall per linear foot.
It is best to use 3/4" CDX tongue & groove decking.
Recess balcony at least 4" below interior decking.
Extend decking out over headers & install fascia underneath decking.
Do not set doors until the balcony system is installed.
Install permanent steel post before we begin.
Provide roof cover whenever possible.
When you install doors, seal under the threshold and sides of doors.
Avoid placing balconies over living areas. PFC is not responsible for the structural integrity of the balcony. Our concrete system has a live load weight of 22 lbs. per square foot. Concrete will crack and cracks are not warrantied.
Once the job is ready, we start by flashing the balcony and setting our seamless waterproofing system. The waterproofing ensures that water does not enter the house.
Our concrete is mixed on site and is pumped up to the balcony.
Once the concrete has cured, we trowel in joints to guide potential cracks and apply a finish.
